PPC for self-storage.

Google Ads + Meta campaigns built for self-storage operators. Geo-targeted, unit-mix-aware, and tied to move-ins. Not clicks.

Why self-storage PPC

The lever for unit availability.

SEO takes months. A full facility needs leads this month. Paid search is the gap-closer.

Self-storage PPC has specific characteristics most agencies miss. Searches are hyper-local (5-mile radius or less). Intent is high (someone searching ‘storage units Harrow’ wants a unit, soon). Seasonality is strong (May-September is peak). Unit availability drives profitability, a full facility with unsold 50sqft units still under-indexes on revenue if the mix is wrong.

We build geo-targeted campaigns per facility catchment, with dedicated landing pages per unit size and use case. Dedicated pages for household moves, for business archive storage, for vehicle storage. Each gets its own creative, its own budget, its own conversion tracking. More work, significantly better CPA.

Combined with our SEO work, PPC becomes the ‘fills the gap’ channel. Bookings this week come from PPC. Bookings next year come from SEO. The channel mix matters: get it right and your blended CPA drops by 30-40% versus running either in isolation.

Why our self-storage PPC accounts beat standard setups

Generic self-storage PPC accounts run one campaign per operator, mixing all unit sizes and use cases. That’s cheap to manage and terrible for performance. Our accounts have up to 15-20 campaigns per facility: household-sized units, business-sized units, vehicle storage, heated/dry/outdoor, plus retargeting variants for each. Yes, more management work. Yes, 40-60% better cost-per-move-in.

How we help

Built for Self-Storage.

G

Geo-targeted Google Ads

Radius + postcode + town-level targeting that excludes neighbouring-town enquiries who'll never drive to you.

M

Meta retargeting

Visitors who bounced get followed with unit-size + price-point offers calibrated to their browsing behaviour.

◎

Unit-mix landing pages

Dedicated landing pages per unit size + use case (household, business, vehicle). Not dumping ad traffic on your homepage.

↗

Conversion tracking

Server-side tagging + offline conversion import so we measure actual move-ins, not phantom form fills.

Problems we fix

Self-storage PPC pitfalls.

Problem

"Our ads spend £3k/month and we can't tell what works."

Fix

Missing or broken conversion tracking, usually measuring form-submits instead of actual move-ins. We fix tracking first. Then everything else becomes visible.

Problem

"Cost per click keeps climbing year on year."

Fix

Quality score problem. Your ad copy, landing page relevance, or keyword match types are hurting you. We rebuild the structure to get quality scores to 7+ and your CPC drops 20-40%.

Problem

"We're getting leads but they're not our target customer."

Fix

Geo-targeting set too broadly. Or, worse, negative-keyword strategy missing. We tighten both and your cost-per-QUALIFIED-lead drops sharply even if headline CPL creeps.

Problem

"Performance Max is eating our budget with nothing to show."

Fix

PMax for self-storage is a risk without signals. We usually shift budget back to Search campaigns with proper keyword + audience targeting, and only use PMax on retargeting audiences where signals are strong.

How we work

A clear process. No black boxes.

  1. 01

    Catchment + competitor map

Who's bidding, what they're paying, where your catchment overlaps or runs white space.

  2. 02

    Launch + test

Tight budget test, 2 weeks, primary keyword cluster + 1 creative set. Data-first.

  3. 03

    Scale winners

Budget concentrates on the 2 to 3 campaigns that actually drive bookings. The rest get paused.

  4. 04

    Occupancy tracking

Ad spend → form fill → move-in pipeline visibility. Monthly ROAS reporting.

Self-storage PPC case

Multi-facility self-storage operator

Self-storage · 5 facilities · Greater London
The problem

Running a single "catch-all" Google Ads campaign spending £8k/month: 140 leads, rising CPL, no visibility into which facility got which booking.

What we did

Split into 5 geo-targeted campaigns (one per facility), built dedicated unit-size landing pages, set up facility-level call tracking + offline conversion import to tie Google Ads → CRM → booking.

The outcome

52% CPL reduction in 90 days. Qualified leads up 28% on same spend. Attribution now clear per facility.

Self-Storage FAQ

You're probably wondering…

Can't find what you need? Ask us directly.

Yes. Catchment competition decides how quickly it works, not the size of the town. We tell you honestly where PPC will move the needle and where it will not.
Yes: call tracking with whisper messages so every call that came from ads is tagged. Some of our self-storage clients get 60%+ of enquiries by phone.
Google captures demand (people searching “storage near me”). Meta generates demand (people who just moved or are decluttering but haven’t searched yet). Best accounts run both.
Yes, for any operator with 2+ facilities. One-campaign-for-everything structures can’t do the local geo-targeting + landing-page relevance that makes self-storage PPC actually efficient.
May-September is peak for household storage. We build seasonal budget plans: test new creative in Feb-March, scale aggressively in the peak, protect budget efficiency in off-season. Some operators 2× their ad spend in peak months for a proportional return.
