It does not fill the units. The website and the marketing around it do, and that is covered at the end.<\/p>\n<h2>What self storage software actually has to do<\/h2>\n<p>Every platform on this list handles the core: a unit inventory, contracts and move-ins, recurring billing with card and Direct Debit, arrears and overlocking, and reporting. The differences show up in five places.<\/p>\n<ol>\n<li><strong>Online booking.<\/strong> Can a customer find a unit, pay, sign and get access without speaking to anyone, and does that flow live on your own website or on a hosted page you do not control?<\/li>\n<li><strong>Access control.<\/strong> Which gate, door and smart lock systems does it talk to natively, and what does that integration cost?<\/li>\n<li><strong>Pricing model.<\/strong> Flat tiers, per unit, per site, or quote only. This decides whether the bill rises with your occupancy.<\/li>\n<li><strong>Portfolio reporting.<\/strong> One site is easy. Five sites with different price lists, occupancy and arrears is where cheaper tools run out.<\/li>\n<li><strong>Origin and support.<\/strong> A UK-built platform understands Direct Debit, UK identity checks and UK insurance without workarounds. An overseas one may or may not.<\/li>\n<\/ol>\n<h2>Stora<\/h2>\n<p>Stora is the UK-built platform that most independent operators here now shortlist first. It bundles a website builder, online booking, automated payments, contracts, identity checks, a customer CRM and automations into one system, and it has grown quickly by making the whole move-in happen online. Stora does not publish a monthly figure. Its pricing page says pricing starts at 50 units, offers yearly billing as two months free, and confirms an onboarding fee that varies with your setup. Payment processing is charged on top and the rates are not published. UK software directories currently list Stora from around \u00a399 a month, while independent reviewers report real bills between roughly \u00a3200 and \u00a3600 a month once tier, unit count and site count are taken into account. The online booking and payments flow is the best of the six.<\/p>\n<h3>Where it falls short<\/h3>\n<p>The 50-unit floor rules out the smallest operations. The built-in website is a shared template, so every Stora site looks similar and is harder to rank. Occupancy reporting tells you how many units are let, not how full your revenue is. And the lack of a published price means you cannot budget until you have been through a sales call.<\/p>\n<h2>Storeganise<\/h2>\n<p>Storeganise is a cloud platform used by more than 1,200 facilities in over 45 countries, with a strong UK customer base. It covers the same ground as Stora, with a management portal, a customer portal, a marketing website, automated billing, task automation and an AI booking assistant, and it is notably flexible: it handles self storage, container yards, valet storage and mixed rental businesses on the same system, and it has more than 30 native integrations plus an open API.<\/p>\n<h3>Pricing<\/h3>\n<p>One plan with every feature included, priced by number of locations and total units. Storeganise publishes a calculator: the headline is from about $90 a month billed yearly, which its GBP pricing shows as roughly \u00a380 a month for a single site, at around \u00a30.80 per unit for facilities under 500 units, falling to about \u00a30.32 per unit at 10,000 units and above. Independent reporting puts a two-site business at about \u00a3180 a month and three sites at about \u00a3240. Setup is free, there is a free trial, and there is no minimum unit count. Card processing is charged by your payment provider on top.<\/p>\n<h3>Where it fits<\/h3>\n<p>Operators under Stora&#8217;s 50-unit floor, container and outdoor sites, businesses that run storage alongside something else, and anyone who wants API access to build their own workflows. The per-unit price is the most transparent on this list.<\/p>\n<h3>Where it falls short<\/h3>\n<p>Because pricing is per unit, the bill rises as you grow, and a large multi-site portfolio should model it against a flat-fee vendor before committing. The website template is functional rather than a design asset. Support is spread across time zones.<\/p>\n<h2>Kinnovis<\/h2>\n<p>Kinnovis is an Austrian platform, based near Vienna, that has pushed hard into the UK and wider Europe. It ships 24\/7 online booking, a customer portal, a free website, a facility map, automated emails, analytics and checkout add-ons, and it leans on automation: its JaneAI assistant handles enquiries around the clock, and every customer gets every new feature because there are no premium tiers.<\/p>\n<h3>Pricing<\/h3>\n<p>Quote-based. Its pricing page is a request form and its FAQ states that pricing is based on the number of storage units across your sites, that all customers receive the full feature suite with no tiered plans, and that the annual plan is 20 per cent cheaper than paying monthly, which carries no fixed commitment. No public figure is published for the UK.<\/p>\n<h3>Where it fits<\/h3>\n<p>Operators who want a modern, fully featured system at one all-in price and are comfortable with a European vendor. UK-specific features such as Direct Debit are worth confirming on the demo rather than assuming.<\/p>\n<h2>SiteLink (Storable)<\/h2>\n<p>SiteLink is the global market leader, now owned by Storable in the US and used by more than 33,000 facilities worldwide. It has the deepest feature set of the six, the most configurable workflows and reporting, and the largest third-party integration marketplace, covering access control, insurance, collections, listing sites and CRM. The browser-based myHub edition runs on any device.<\/p>\n<h3>Pricing<\/h3>\n<p>Not published. SiteLink charges a monthly subscription per facility, with all features and upgrades included and no per-unit charges. UK directories list the Web Edition from US$50 a month for a single user, which is about \u00a340, rising to roughly \u00a3120 for ten users, but Storable directs UK operators to sales for regional quotes. Payment processing depends on the gateway you choose and is extra. The headline price does not include a website, automated booking or a built-in move-in flow, so most UK operators add a developer and a booking layer on top.<\/p>\n<h3>Where it fits<\/h3>\n<p>Established multi-site portfolios that need enterprise-grade reporting, specific hardware integrations and the reassurance of the biggest vendor in the industry. Capterra rates it 4.7 out of 5 across more than 450 reviews.<\/p>\n<h3>Where it falls short<\/h3>\n<p>It is a US product first. Implementation is heavier, the interface is older than the newer platforms, and the modern all-online move-in that Stora, Storeganise and Kinnovis ship as standard has to be assembled from the marketplace. For a single UK site it is usually more system than you need.<\/p>\n<h2>Space Manager (RADical Systems)<\/h2>\n<p>Space Manager is a UK product from RADical Systems in Guildford, built for growing operators and multi-site businesses. It is cloud-hosted and covers occupiers, units, contracts, reservations, billing and payments, an online customer portal and portfolio-level reporting, with integrations for payment providers and access control. Its website lists some of the largest UK operators among its users.<\/p>\n<h3>Pricing<\/h3>\n<p>Published, and the most explicit of the six. A \u00a3200 a month software access fee plus \u00a31.25 a month for each managed unit, with volume discounts on the unit rate for larger portfolios and enterprise pricing for the biggest operators. Its own example is \u00a3825 a month for 500 units. Payment gateway, access control and API integrations are optional extras, and onboarding is scoped to the size of the job. All figures exclude VAT.<\/p>\n<h3>Where it fits<\/h3>\n<p>UK operators with several sites, or one large one, who want a UK vendor, UK-based support and a price they can model in a spreadsheet before the first call.<\/p>\n<h3>Where it falls short<\/h3>\n<p>The \u00a3200 floor makes it expensive for a small single site: 100 units is \u00a3325 a month before extras, against roughly \u00a380 on Storeganise. The online booking experience is more portal than storefront, and the platform is built for operations first rather than marketing.<\/p>\n<h2>Storman<\/h2>\n<p>Storman has been running self storage facilities for more than 30 years. It started in Australia and New Zealand, where it remains strongest, and has a UK office. It manages units, payments, leads, reservations and bookings from any internet-connected device, stores paperwork electronically, and integrates with gates and access control.<\/p>\n<h3>Pricing<\/h3>\n<p>Storman describes its model as flat monthly bands based on the number of sites and units, with no separate charges for payment processing, extra users, access control integration or reports, billed monthly with no mandatory long-term contract. The actual bands and UK figures are not published, so you will need a quote. Four lines make up the real cost.<\/p>\n<h3>1. For a 200-unit site the spread is similar in shape but higher, and for three or more sites the flat-fee and per-facility models (Space Manager, Storman, SiteLink) start to close the gap on the per-unit ones.<\/p>\n<h3>2. Payment processing<\/h3>\n<p>Every platform here takes a processing fee on card payments, either its own or its gateway&#8217;s, typically somewhere between 1.5 and 2.9 per cent plus a fixed charge per transaction. On \u00a3200,000 of annual revenue that is \u00a33,000 to \u00a35,800 a year, which is more than most operators&#8217; subscription. Ask for the rate in writing, and ask separately for the Direct Debit rate, which is usually lower.<\/p>\n<h3>3. Get it as a separate line on the quote.<\/p>\n<h3>4. The website and marketing<\/h3>\n<p>Stora, Storeganise and Kinnovis include a template website. SiteLink and Space Manager do not, so a site is an extra cost. Either way, a template that looks like every other operator&#8217;s does not win a local search or convert a visitor who is comparing three facilities in the same town. Budget for a site built to rank and for the marketing to send people to it, because that is what turns the subscription into let units.<\/p>\n<h3>A five-year view<\/h3>\n<p>Over five years, software plus processing for a 200-unit facility turning over around \u00a3200,000 a year lands in the low-to-mid \u00a320,000s for the cheaper platforms and the high \u00a330,000s to mid \u00a340,000s for the dearer ones. The difference between the cheapest and dearest option is real, but it is smaller than the difference one extra let a month makes across the same period. Choose on fit, then negotiate on price.<\/p>\n<h2>Switching costs, and why most operators do not switch<\/h2>\n<p>Operators who have moved platforms tend to describe the same thing: a quarter of disruption, a spike in customer questions, and a few months before reporting is trusted again.
